Not all ads are created directly by the property owners. Some principles and advertisers are acting as agents or managers for the owners. Renters are aware that each property sets its own refund and cancellation policy. Outbyowner does not mediate disputes between renters and owners. We suggests that all renters ask for and receive a written notice of the Refund/Cancellation policy. Outbyowner is not responsible for the refund of rental fees for any reason. We do not warranty orconfirm any of the information listed by agents, property owners or any party. Due diligence is recommended. To property owners If we are unable to provide the promised level of service for any reason, including, but not limited to service outages, war, acts of God or negligence, neither outbyowner, it's employeers or owners can be held liable for any costs beyond the prorated costs paid by the client for the services which were not provided. Due to the fact that the vast majority of the work involved in promoting vacation properties on the world wide web occurs in the first few weeks (creating the ad, adding photos, etcc). We can only offer a partial refund once your first listing is online. Sorry, but no refunds on second or subsequent listings. Our refund policy is as such. We will refund half of costs, is any, within the first 15 day of the listing. After 15 days no monies will be refunded for whatever reasons. Property owners are responsible for investigating and adhering to all local regulations including, but not limited to, permits, licenses, occupancy taxes, and safety compliance. Deactivating your listing:
If you wish to remove your property from the market, we you can temporarily inactivate it by going to the owner screen, logging in and modifying your listings. If you choose to deactivate your listing and your listing period expires you will be required to pay the listing fee based on the program chosen. Your listing stays in force through the original term and the renewal date does not change (the renewal date will not be extended during the time that the property is off the market. If you sell your property you may also sell your listing. This should be negotiated with the buyer. We do not participate in any transactions or dispute or price negotiation. However we do require a small fee to change the name of the listor. One property, one listing. Our listing are designed to advertise ONE PROPERTY in ONE LOCATION. If you sell your property and purchase a new property in the same city/location, then the you may modify your listing to advertise the new property (there may be a fee to update the photos.) However, if you sell your property and purchase a new property in a new location, then you will need to create a new listing. Spamming policy:
Outbyowner does not participate in or tolerate the sending of Unsolicited Commercial Email (SPAM) Outbyowner reserves the right to cancel (without refund) any member that mentions or any of its associated websites, URLs, or any associated email address in any SPAM e-mail message or Usenet posting. Outbyowner at it's sole discretion determines what constitutes SPAM. Rental inquiries:
It is the goal of Outbyowner to reduce the volume of SPAM delivered via the Rental Information and Availability Request (Inquiry) form. To that end,inquiries may be monitored and filtered prior to delivery. Inquiries may be read by our staff members. Despite our efforts, it is likely that some SPAM inquiries will be delivered anyway. It is also likely that some non-SPAM inquiries may not be delivered as a result of our attempt to keep SPAM out of our system.
